Belmont sits four miles west of Harvard Square, tucked between Cambridge, Arlington, Watertown, and Lexington. The drive into Harvard is fifteen minutes off-peak; the commuter rail at Belmont Center reaches North Station in about twenty. Belmont Hill is the headline. Larger lots, mature trees, and an inventory of 1920s–1940s colonials and Tudors that almost never trades. Below the Hill, Winn Brook, Cushing Square, and the streets around Payson Park run smaller and denser — capes, two-family homes, and the occasional Victorian — and represent Belmont's more accessible price band. Belmont Center itself is a working downtown with a Saturday farmers market, a library that anchors the town green, and a small cluster of restaurants on Leonard Street.
Schools are the other reason people land here. Belmont Public Schools consistently rank in the top tier statewide, with five elementaries (Burbank, Butler, Roberts, Wellington, and Winn Brook), Chenery Middle School, and Belmont High School — typically a top-25 high school in Massachusetts. The recently completed Belmont Middle and High School building, opened in 2023, is one of the largest school construction projects in the state's history.
Housing supply is the constraint. Belmont is small (4.7 square miles), built out, and turns over slowly — many sellers are downsizing after thirty or forty years in the same house. Expect strong competition on well-priced single-families inside Belmont Hill and the school catchments around Burbank and Wellington. Belmont's value proposition is durable: you're paying for proximity to Cambridge and Boston without sacrificing yard, school district, or the small-town feel that Newton lost a generation ago.
