⚠️ What changed: As of May 2025 (FHA Mortgagee Letter 2025-09), FHA restricts some non-permanent residents (incl. H1B). Good news — conventional loans stay open to H1B holders, often on citizen-equivalent terms, and foreign buyers have non-QM / DSCR routes. 变化:2025 年 5 月起 FHA 收紧了部分非永久居民(含 H1B)。但好消息 —— 常规贷款(conventional)对 H1B 仍开放,常享公民同等条件;外国买家还有 non-QM / DSCR 等路径。

H1B / Green Card EASIEST

You can usually get a conventional loan like a citizen — and not the 20%+ down many people fear. Don't let the FHA change scare you off; conventional is the lane. 通常能拿和公民一样的常规贷款,首付也不必 20%+。别被 FHA 新规吓退,走常规贷就行。

F1 / OPT DOABLE

Fewer lenders, but it works — the key is finding a lender who understands your status (OPT income often counts with the right one). The wrong bank says no; the right one says yes. 能贷的银行少,但能做 —— 关键是找懂你身份的贷款官(OPT 收入在对的银行能算)。选错银行被拒,选对就过。

Foreign national / No SSN INVESTOR

Non-QM / DSCR loans qualify an investment property by its rental cash flow — no US income or SSN needed. Typically 25–30% down. Full-doc loans can also accept foreign credit. Non-QM / DSCR租金现金流批投资房,不查个人收入、不需 SSN,首付通常 25–30%;也有接受国外信用报告的全文件贷款。
